The £87m development of Kitchener Barracks in Chatham, Kent, undertaken by TopHat, represents a fusion of historic preservation and modern construction techniques. Located on a 300-year-old Napoleonic Fortress, the project aimed to maintain the site's rich military heritage while introducing state-of-the-art modular housing. The development includes 302 homes, comprising both new-build modular houses and converted apartments in historic buildings. TopHat utilised off-site construction methods in their factory, achieving significant reductions in both build time and embodied carbon, saving 5,358 tonnes of CO2. The site also incorporates modern amenities, green spaces, and communal areas, enhancing the living experience for future residents.

Project Breakdown

The Kitchener Barracks redevelopment features a mixture of 302 homes, of which 234 are new-build modular houses and apartment blocks. As part of this, TopHat incorporated modern design elements, including balconies for the apartment buildings, to enhance residents' access to outdoor spaces. TopHat initially contacted EnviroBuild in 2017, seeking a sustainable decking solution for the apartment balconies. Working closely with architect Bond Bryan, EnviroBuild supported TopHat throughout the four-year design process, culminating in the installation of 263 square meters of Anthracite Grey ProGrip Aluminium Decking, underpinned by MESA Aluminium Joists and Steel Pedestals.

The development includes 1- and 2-bedroom apartments, each equipped with a private balcony, designed to provide residents with a modern, comfortable outdoor space while respecting the site's historic character. In total, 74 balconies were fitted with EnviroBuild’s non-combustible aluminium decking, ensuring both safety and durability. This solution aligned with updated fire safety regulations while maintaining the continuity of the project’s blend of contemporary modular homes and historic preservation.

The Solution

EnviroBuild played a pivotal role in ensuring that TopHat's innovative vision for Kitchener Barracks aligned with regulatory requirements and environmental sustainability. Initially, composite decking was considered for the balconies, but as fire safety regulations evolved, EnviroBuild supported TopHat in transitioning to a non-combustible material. Although aluminium decking is less sustainable than the originally specified composite material, its longevity and low maintenance requirements make it a strong choice for long-term durability. Additionally, aluminium is infinitely recyclable, further reducing its environmental impact over time.
