Manor Gardens is a new development in Frenchay, Bristol, spearheaded by Aequus Construction Limited (ACL) in partnership with South Gloucestershire Council and Vistry Group. This project provides 30 high-quality, affordable, energy-efficient homes, with over a third designated as affordable housing. As part of South Gloucestershire Council’s commitment to enhancing local communities, Manor Gardens incorporates sustainable design features to significantly reduce energy bills and environmental impact. The development is designed to meet the highest energy efficiency standards set by the Association for Environment Conscious Building (AECB), ensuring that the homes are not only liveable but also contribute positively to the community and environment.

Project Breakdown

The Manor Gardens project comprises a mix of three- and four-bedroom family homes, all constructed with an emphasis on energy efficiency and sustainability. Key features include solar panels, air source heat pumps, superior insulation, and mechanical ventilation systems, which together are estimated to reduce energy bills by up to 70% compared to average properties. Eleven of the homes will be affordable, with eight allocated for social rent through Alliance Homes and three available for shared ownership.

Additionally, two of the properties will feature balconies, providing residents with valuable outdoor space for relaxation and recreation. This enhances the overall livability of the homes, allowing families to enjoy fresh air and views of the surrounding area. The development will also include a central public open space with biodiverse planting and sustainable urban drainage systems. Overall, the project reflects a strong commitment to not just building houses but creating a thriving community that prioritizes quality of life and environmental responsibility.

The Solution

To enhance the safety and usability of the external spaces in the development, EnviroBuild's Pro-Grip Aluminium Decking in Industry Grey was selected for the two properties with external balconies. This choice was crucial in ensuring that the homes adhered to stringent fire regulations and safety standards. The Pro-Grip decking is lightweight, making it an ideal option for balconies and terraces while complying with the latest fire safety laws.

The non-combustible substructure further guarantees the safety of residents, providing a beautifully engineered, easy-to-install solution that offers a non-slip finish. This choice not only prioritizes the safety of the new homes but also demonstrates Aequus's commitment to durability and innovation in housing design.
