Set within the leafy surroundings of Sunningdale Village in Berkshire, the Sunningdale Park project transformed the historic Grade II listed Northcote House into a central hub for the Audley Club. The mansion, dating back to 1785, now includes a restaurant, health club, and library. The broader development offers 103 luxury apartments and cottages designed with both contemporary and classical architectural elements, set amidst expansive gardens, lakes, and natural woodlands. This project sought to blend heritage conservation with modern amenities to provide a five-star living experience.

Project Breakdown

The redevelopment of Sunningdale Park encompassed extensive refurbishments and new-build elements. Northcote House and other historical buildings, such as the Gloucester Stables and North Lodge, were carefully restored and converted into communal spaces and residential units. Meanwhile, the new Woodland Courtyards were designed in a contemporary vernacular style, featuring extensive use of balconies and outdoor spaces to maximize the park’s natural beauty.

The Solution

Being a luxury retirement development, safety was a key factor in the selection of materials. EnviroBuild’s Silver Birch decking was the ideal choice due to its slip-resistant surface, durability, and premium finish. A total of 976 sqm of Silver Birch decking was installed across the balconies and outdoor spaces, maintaining functional outdoor living areas for residents. This decking, made from recycled materials and manufactured using wind energy, aligned perfectly with the project’s sustainability goals. Complementing this, 100% recycled plastic joists and pedestals were used for the substructure, ensuring both the decking and its foundation met high sustainability standards. These eco-friendly materials not only supported the project’s BREEAM accreditation but also offered long-lasting durability with minimal maintenance, providing an environmentally conscious solution without compromising on luxury.
